IT DOESN'T take a huge amount of imagination to picture how a residential farm in Co Tipperary could be transformed. Although in need of complete refurbishment and modernisation, the old-style, two-storey farmhouse with slate and thatch roof oozes charm.
Given it's located on 129ac of grassland, the property definitely has more to recommend it than just a pretty face.
The property at Bawnard, Coolagarranroe, Burncourt, also comes with a range of lovely stone outbuildings in the old farmyard -- the type that are just not built anymore.
The sale also includes grazing rights to approximately 238ac of nearby mountain, for area aid purposes, points out auctioneer Noel Corcoran of Corcoran Auctioneers in Tipperary town.
"We've had a wonderful response so far but the auction will tell all and that's the bottom line," Mr Corcoran said. "It's a real old-style property with lovely farm buildings on an elevated site with spectacular views of the surrounding countryside."
For the executor's sale, the agent is guiding the property at €350,000-400,000/ac.
Interest so far has been from outside the area as well as from neighbouring farmers. This is no doubt due to its prime location just off the old Cork to Dublin road and about 10 miles from Cahir and the same distance from Mitchelstown, Co Cork.
The lands are suitable for grazing or plantation purposes, Mr Corcoran adds. It was formerly run as a sheep farm and comes with sheep handling facilities.
Have found Coolagarranroe on Irish Ordnance survey maps, but not the actual house: the large scale historic map does not exist on the web- Geo XXX.
